Rental Agreement Holiday Homes Ottenskamp4 & Het Achterhuis

This page contains our Cancellation Policy, General Terms & Conditions, Privacy Policy, House Rules and Rules for Jacuzzi and Sauna. If one or more provisions of this rental agreement are violated, the landlord is entitled to terminate the booking. If violations are reported by the tenant, appropriate action may be taken, and sanctions do not necessarily have to be imposed.


1. Cancellation Policy

  • Cancellation must be submitted via the contact form on the landlord's website, by phone or by email.
  • Cancellation more than 6 weeks before arrival: the 30% deposit will not be refunded.
  • Cancellation between 6 and 2 weeks before arrival: 80% of the rental amount will be charged.
  • Cancellation within 2 weeks before arrival: 90% of the rental amount will be charged.
  • Cancellation on the arrival date or during the stay: the full rental amount remains due.
  • If the tenant finds a replacement tenant themselves, the rental amount will be reduced by the amount paid by the new tenant, minus €100 administration fee.
  • If the landlord cancels the booking, the rental amount will always be refunded in full to the tenant.
  • The 30% deposit is mandatory upon reservation and is non-refundable.


2. General Terms & Conditions 

Rental period and payment:

  • The rental period runs from 16:00 on the day of arrival until 10:00 on the day of departure. Late check-out on Sunday is possible after consultation and possible additional payment.
  • Upon reservation, 30% of the rental amount must be paid. The remainder must be paid no later than 6 weeks before arrival. If there is no response to contact attempts, the landlord is entitled to release the accommodation(s). The deposit already paid will then be forfeited.

Security deposit:

  • Refund of the security deposit will take place within 7 days after departure, provided no damage has occurred. For Ottenskamp4 the deposit is €300 and for Het Achterhuis €450 (€500 if both properties are booked). This must be paid before arrival. By agreement, it can be paid upon arrival.

Cleaning fees:

  • Cleaning fees are €70 for Ottenskamp4 and €115 for Het Achterhuis. Additional cleaning fees will be charged if the property is not left tidy and broom-clean.

Maximum number of persons:

  • A maximum of 4 persons may stay overnight in Ottenskamp4, and a maximum of 10 persons in Het Achterhuis. If this maximum is exceeded, the landlord is entitled to terminate the booking at any time.

Damage and liability:

  • The tenant is responsible for damage to the property and the inventory. Any costs will be offset against the security deposit. If costs exceed the paid deposit, legal action may be taken. The tenant is advised to take out travel insurance.


3. Privacy Policy

Collection of personal data:

  • During the booking process, data is collected including name, home address, telephone number, e-mail address and payment information.

Use of personal data:

  • This data is used for processing the reservation, communication and any refund of the security deposit.
  • Data is only shared with third parties when necessary for the performance of the agreement, such as payment of tourist tax and possibly insurance matters.

Security cameras:

  • There are security cameras present for the safety of guests. These cameras are aimed at the shared outdoor areas and the driveway, and are used solely for security purposes and compliance with the rental agreement. Footage is stored for a limited period and not shared with third parties unless legally required.


4. House Rules

Arrival and departure:

  • Check-in from 16:00, check-out between 9:00–10:00. Late check-out on Sunday is possible only after consultation and possible additional payment.

Visitors:

  • Visitors must be registered in advance. Visitors must leave the premises before 23:00 unless otherwise agreed.

Waste separation:

  • Plastic, metal and beverage cartons (PMD) must be separated from glass, paper and residual waste. Specific bins are located outside.

Cleaning:

  • The property must be left broom-clean. Kitchen, refrigerator and dishwasher must be empty and clean.
  • All crockery must be clean, dry and placed back in the cupboards where it belonged.

Use of sauna and jacuzzi:

  • Showering is mandatory before using the jacuzzi.
  • A maximum of 4 people are allowed in the jacuzzi.
  • No clothing should be worn in the jacuzzi, except if it has first been well rinsed with clean, lukewarm tap water. This also applies after washing swimwear, due to remaining phosphates and soap residues.
  • Further rules can be found below.

Noise and quiet hours:

  • No parties or loud gatherings are allowed. A quiet period applies from 23:00 until 08:00.

Heating and energy use:

  • The heating is set automatically and may not be adjusted.
  • The tenant must avoid excessive energy use by not leaving doors and windows open unnecessarily. If the tenant has a remark or complaint regarding the temperature, this must be reported to the landlord.
  • Use of energy-intensive appliances must be discussed and approved by the landlord.
  • Electric vehicles must only be charged at the electric charging station.

Firewood for fire pit:

  • Firewood for the fire pit is available for €7.50 per wheelbarrow. Only the wood provided may be used for this. The tenant should not take this themselves but should inquire with the landlord.

WiFi:

  • Free WiFi is available for both properties. The passwords will be provided on arrival.

Electric charging station:

  • The electric charging station is intended exclusively for charging electric vehicles.
  • Use of the charging station must be discussed with the landlord.
  • Use of the charging station costs €0.25 per kilowatt-hour.

(Pets) animals:

  • Bringing (pets) animals to the accommodation is not permitted.

Smoking and fire:

  • Smoking or vaping is not permitted in the properties and other indoor spaces.
  • Use of fire pits or other open flames inside the properties is strictly prohibited.
  • Keep smoke detectors free of obstructions. Do not place objects above or around smoke detectors. It is also not permitted to switch off the smoke detectors.
  • In case of fire, leave the property immediately and follow the evacuation routes. Report the situation to the landlord, and to the fire department if necessary.

5. Rules for Jacuzzi and Sauna

Jacuzzi:

  • Use of the jacuzzi costs €50 per session (€75 if both properties are booked). The length of this session and the specific day must be discussed and agreed with the landlord. Additional use of the jacuzzi can be discussed before and during the booking period.
  • Maximum 4 persons in the jacuzzi at the same time.
  • Showering is mandatory before use. Do not wear clothing in the jacuzzi (or first rinse thoroughly with clean, lukewarm tap water).
  • Eating or drinking in the jacuzzi is not allowed, except for water.
  • If the water becomes contaminated, additional cleaning costs (€75 - €100) may be charged. Please report this early to the landlord so appropriate action can be taken.
  • Filter times for the jacuzzi are from 00:15 until 08:00 and from 12:30 until 14:30. Use of the jacuzzi is not permitted during these times.
  • After using the jacuzzi, the cover must be placed back on the jacuzzi. If this is not done, please report it to the landlord.
  • If any damage is caused to the jacuzzi or accessories, or rules have been violated, this must be reported to the landlord so appropriate action can be taken.

Sauna:

  • Use of the sauna costs €25 per session (€40 if both properties are booked). The length of this session and the specific day must be discussed and agreed with the landlord. Additional use of the sauna can be discussed before and during the booking period.
  • The tenant must use a towel when sitting in the sauna to avoid direct contact with the sauna benches.
  • Eating or drinking in the sauna is not allowed, except for water.
  • The sauna must not be used between 00:15 and 08:00.
  • If the sauna becomes excessively dirty, additional cleaning fees (€75 - €100) may be charged. Please report this early to the landlord so appropriate action can be taken.
  • If any damage is caused to the sauna or accessories, or rules have been violated, this must be reported to the landlord so appropriate action can be taken.
